The apartments range in size from studio spaces to spacious two bedrooms.  Many units have received upgrades to kitchens and baths. Most units have amazing original woodwork and refinished maple, birch, and oak flooring! Loads of Character!

All Tenants and their guests, agree to no Smoke/Vape/E-Cig in any area of the building including 100 ft away from any entrance/stairwells. All Tenants will sign a Smoke Free Addendum included with their lease and agree to the terms set forth.  We have found by going smoke free we reduce health risks, minimize fire hazards, and lower turnover costs which in turnkeep our rental rates below market rates.  If you are a current tenant and notice someone smoking and/or smell smoke coming from an area in the building, please work together with us to report the incident so we can take care of it - confidentially- right away.

New Tenants have the right to document any imperfections, in regard to their unit's condition, upon moving in. P lease request a Tenant Move-In Checklist if you don't see one in your Tenant Portal. Tenants will have the first week to inspect their new apartment for any defects.  These could include, but not limited to the following:  Ripped screens, drippy faucets/plumbing, cracks or holes in walls and ceilings, missing trim, scratches in hardwood floors, etc. Tenants are responsible for any damage during occupancy that goes above and beyond the normal wear and tear.

As a community it is important to have a Quiet and Safe Living Experience for our Residence. Please note that this follows city ordinances. We have zero tolerance for any misconduct and encourage any Resident to immediately call 911 in case of any disturbances or misconduct, including, but not limited to: Loud Music, Slamming Doors, Yelling & Swearing, Child Abuse, Domestic Abuse, Drug Usage & Trafficking, Graffiti, Property Damage, Etc.

The buildings do not allow any pets at any of our locations.  This policy is in place due to shared ventilation and allergies, damage incurred to historic buildings, and neglect of animals. 


"ADA Service Animal" are NOT referred to as a "Pet" so it does not apply to this policy.

Lead Base Paint

Federal Law states that any residential housing built prior to 1978 must disclose any known presence of Lead-Based Paint.  Most of the buildings were built before this time but have been updated since then. There is no knowledge, reports, or records pertaining to Lead-Based Paint and/or Lead-Based Paint hazards.  We hire experts in painting that are aware of the dangers of Lead-Based Paint and take the extra time to deal with any potential risks that they encounter from start to finish.

Leases

Current Residential Lease options are 1 year or 6 months. The 6 months lease option is an additional $50.00/mo. more. Notice to move out at lease ending will only be accepted in writing to management via mail or email/tenant portal, no later than 60 days prior to the end of your lease.  Failure to give propern notice will result in your forfeiture of security/damage deposit in full.


Utilities

The Crossing: Residents are responsible for internet/cable/phone and electricity. Included in rent is heat, gas for heat/water heater, water, and garbage.

The Square, The Place, The Pointe, The Court: Residents are responsible for electricity, gas for heat/stove (where applicable), and internet/cable/phone.  Included in rent is water, gas for water heater, and garbage.
